Quantity Surveyor experienced in construction (building services) and refurbishment projects required.

Location: Portsmouth.

Salary: Upto 70k pa. (40-hour week).

Job Overview:

This role involves overseeing all commercial elements of construction projects (up to £3m) from inception through to completion. The primary focus is on managing and optimising the financial outcomes of each project.

Key Responsibilities:

* Provide robust commercial guidance and strong negotiation skills to maximise profitability on individual projects.

* Develop and manage detailed procurement schedules for key subcontractors and suppliers, coordinating with the Contracts Manager to ensure timely placement of orders.

* Issue comprehensive enquiries to subcontractors and suppliers to secure competitive and compliant proposals.

* Negotiate and formalise contractual agreements with subcontractors and suppliers.

* Oversee supply chain performance, including financial accounts, valuations, and contract variations.

* Maintain thorough documentation of all design or scope changes during the project to support variation claims and approvals. Ensure written instructions are obtained before proceeding with additional works.

* Attend regular site and client meetings to review progress, discuss variations, agree valuations, and deliver any required financial or commercial reporting.

* Administer project contracts in line with terms and conditions, including matters relating to extensions of time, liquidated damages, practical completion, defect rectification, payment schedules, and insurances. Proactively mitigating risk exposure.

* Prepare comprehensive monthly project reports including Cost Value Reconciliations (CVRs), cash flow forecasts, contract status updates, and financial out-turn projections.

* Support pre-construction activities such as estimating or bid preparation when needed.

Flexibility is key. You may be required to carry out additional duties aligned with your role, contributing proactively to the success of the wider team.

Experience required:

* Minimum 5 years of proven experience in the commercial management of construction projects with strong financial outcomes.

* In-depth understanding of JCT contract forms.

* Experience across various sectors, particularly within non-residential new build and refurbishment projects.

* Competent in the use of relevant commercial and project management software.

Qualifications

* HNC or Degree in Quantity Surveying or a related discipline.

* Additional qualifications in contract administration are advantageous
