The successful candidate will be mechanically biased and responsible for the resourcing, development, and leadership of a team, defining and communicating project objectives and constraints, and complying with health, safety, and environmental legislation, thereby delivering the end product on time, within budget, and to the agreed quality.

Project Managers aim to maximise profit for the company and endeavour to exceed client expectations regarding quality, programme, and budget, thus portraying a positive image of the company to the client.

Working with the Projects Director, the Project Manager is in continuous contact with their clients and other main contractors to identify future opportunities and manage bids in conjunction with the Estimating Department as and when required.

-Attend internal pre-start meetings and ensure all required attendees are present, and information is disseminated to the project team.
-Run a safe site and improve safety for the workforce.
-Ensure and maintain a high standard of quality.
-Maintain and report on project KPI’s.
-Engage with clients regularly to ensure awareness of any KPI’s they are undertaking, reviewing and taking action as required.
-Develop and create a waste strategy for each project.
-Review the project team’s objectives regularly.
-Chair/attend pre-order meetings with subcontractors/suppliers.
-Assist in preparation of the construction programme.
-Monitor the master programme and produce short-term programmes.
-Maintain allocation sheets for all works.
-Ensure adequate resources are maintained to achieve the objectives of the programme, within set budgetary limits.
-Define roles and responsibilities within the project team, producing a site matrix for duties visible to the whole project team.
-Ensure all health & safety and environmental issues are complied with and that all operatives are fully CSCS competent with the correct card.
-Complete a diary daily and ensure that all mandatory plant and material forms are completed.
-Ensure adequate provisions are in place to manage the company’s hired plant.
-Ensure that materials are checked on-site and verified against delivery dockets.
-Produce pertinent progress reports as required and ensure Trade Reviews are submitted in a timely manner.
-Attend internal and external site meetings and manage any potential risks to the company.
-Ensure the basic site standard operating procedures are used and enforced, e.g., CVI’s, RFI’s, PI’s, VO’s, NCR’s, Damage Reports & General Q/A. Consider and enforce any environmental requirements of the site, including regular reviews on installation practices/waste streams.
-Interrogate and interpret construction drawings and ensure schedules are produced for any materials required.
-Review and implement method statements and risk assessments.
-Ensure that weekly toolbox talks are carried out and the toolbox log is completed.
-Have regular meetings with the project surveyor and provide necessary paperwork for substantiation of variations or additional costs.
-Use a standard project agenda for internal meetings to fully review site progress and targets with the site team.
-Record any delays in writing and, where required, collect any variations, site instructions, and dayworks from the client, ensuring that they are given to the Surveyor, with a copy kept in the Site File.
-Monitor progress against the construction programme and produce a cause-and-effect report against this progress. Complete the works to programme and within cost.
-Manage the design team/process to ensure that procurement and installation can be delivered to meet the programme.
-Ensure all work is checked and installed in accordance with manufacturers’/suppliers’ specifications and signed off by the personnel supervising the job.
-Oversee and assist foremen in completing works orders and ordering materials from Head Office.
-Liaise closely with the Commercial/Development Team in respect of all commercial and contractual issues.
-Liaise with the commercial team regarding CVR and project costs with attention to areas of extra costs, savings, and variations.
-Liaise with the Commercial Director to ensure variations are carried out in accordance with contract conditions.
-Ensure all contractual issues are reviewed with the Commercial Director.
-Attend tender adjudication meetings as required.
-Liaise with the purchasing department and ensure regular feedback is given on supplier performance.
-Resolve any delivery issues and/or other performance issues relating to suppliers and/or subcontractors.
-Ensure any post-contract defects notified by clients are promptly investigated.
-Ensure any post-contract defects are rectified promptly where liability is accepted.
-Ensure the costs associated with any rectification of defects are recovered from suppliers and/or subcontractors if appropriate.
-Where applicable, ensure an effective handover with the Facilities Management manager.

Pay: £70,000.00-£85,000.00 per year
