Job Overview

Cortland Build is seeking a highly motivated Multi-Family Assistant Construction Manager to join our dynamic team. This individual will assist in overseeing and managing the successful execution of multi-family Value-Add and Capital Expenditure Renovations. The ideal candidate will possess an understanding of multi-family construction, with experience or internship in multifamily or commercial construction or renovation. The position requires a strong emphasis on project buyout, cost management, contract drafting, and detailed project scheduling. The successful candidate will be instrumental in delivering exceptional results for our in-house general contracting team.

Roles You Will Play

 

  • Help Oversee the planning, execution, and successful completion of multi-family projects.
  • Assist with planning and executing Unit Renovations, Amenity Upgrades, Exterior Upgrades and more, with minimal disruption to residents
  • Manage day-to-day activities on-site and coordinate with internal stakeholders, subccontractors, and vendors.
  • Work closely with the Construction Manager to gain hands-on experience in managing project budgets, including buyout, subcontractor negotiation, change orders, the Pay Application process, and vendor coordination.
  • Familiar with accepted building practices including techniques, code requirements, market pricing, and permitting processes
  • Oversee subcontractor performance, ensuring that work is completed on time, within scope, and to the required quality. Manage contract negotiations and ensure adherence to contract terms
  • Assist the Construction Manager and Pre-Construction team on due diligence walks – assessing renovation needs, estimating repair costs, and writing out summaries of overall property conditions
  • Track change order requests, respond to feedback from property management personnel, prepare reports, and share overall project goals and details with senior managers

  • Passion for Constuction and Real Estate
  • Proven project coordination skills for each stage of construction and renovation
  • Strong analytical problem-solving and costing skills
  • Able to communicate effectively with a diverse array of people
  • Bachelor's degree in Construction, Engineering, Business Management, or Architecture
  • Proficient in Microsoft Office (Word, Excel, and Project) and Timberline
